There are several different ways in which a home inspection report can be used:

1. Buyers can use the report to determine if they can afford to maintain the property (An older home is going to need some costly investments in the near future).
2. Buyers can use the information to negotiate the seller's action to repair the defect(s) or adjust the asking price for the home.
3. Sellers can use the report to disclose defects to potential buyers.
4. Sellers can use the report to identify and correct significant defects before they list the property.
5. Buyers can use the report as a to-do list for maintaining the property after purchase.
6. Buyers/Sellers can use the report to obtain estimates or to arrange for repairs.
7. Buyers can sometimes use the inspection report as a means to withdraw from the contracted agreement.

Exterior:  flashings, sidings, eaves, soffits, fascia, trim, windows, doors, paint, garage doors, safety sensors, gutters, downspouts, etc. 

Interior:  Living, Hallways, Stairs, Bedrooms, Walls, outlets, lighting, evidence of moisture damage, doors, weatherstripping, firewalls, smoke alarms, railings, etc.

Structural:  Foundation type, basement/crawl-space, framing, insulation, bracing, ventilation, etc.

Roof & Chimney: roof condition, gutters, fireplace, chimney cap, vents, flashings, trims, skylights, etc.

Bathrooms & Laundry: shower, tub, sinks, toilets, faucets, etc.

Electrical: panels, service line, main disconnect, service amperage, breakers, fuses, grounding, bonding, wire sizes, aluminum wire, GFCI & AFCI outlets, grounding, etc.

Heat/AC: gas lines, heating & A/C Unit, ducting & registers, thermostat, etc.

Kitchen:  flooring, sink, lighting, waste disposal, compactor, oven, dishwasher, refrigerator, cabinets, GFCI Outlets, etc.

Plumbing:  Visible water and gas lines, water heater, laundry, faucets & Valves, drains, pumps, etc.

Attic: Insulation, Ventilation, identification of roof structure, evidence of moisture damage, etc.

Site:  Grading & Slope near foundation, fences, patios, driveways, decks, walkways, railings, retaining walls, drainage, soil percolation, etc.
